On time and on budget, Kerrigan Mechanical overcome Covid-19 challenges to hand over two developments within 17 months…

Kerrigan Mechanical has successfully handed over its state-of-the-art district heating schemes for Cosgrave Developments’ nZEB apartment schemes in Dún Laoghaire.

Commercial heating experts, Kerrigan Mechanical worked simultaneously on sister blocks Cheevers Court and Haliday House to install all mechanical works on time and within budget.

Consisting of 368 apartments, two gyms, concierge and two common areas, these developments each feature an independent district energy centre and meter reading system.

The move to Nearly Zero Energy Buildings (nZEB) is part of the climate action plan aimed to help us achieve our target Carbon reductions and ultimately achieve Net Zero by 2050.

nZEB describes buildings that have a very high energy performance in which the nearly zero or very low amount of energy required should be covered to a very significant extent by energy from renewable sources, which are produced on-site or nearby.

Compliance
Kerrigan Mechanical was able to achieve nZEB compliance by installing renewable sources of energy in its primary plant room. The energy centre consists of one Hamworthy ModuMax Boiler, three Daikin Heat Pumps and three DACHs micro CHPs.

The other notable mechanical works included fire fighting dry risers, passive fire-rated ventilation and air conditioning to the gym.

“All apartments are equipped with a Danfoss Heat Interface Unit, which provides each tenant with instantaneous heating and hot water,” said Adam Dent, Contracts Manager at Kerrigan Mechanical. “Each dwelling also includes a Vent-Axia Heat Recovery Ventilation unit, which, together with the other components, complement each other and thus are the perfect solution for an A-rated apartment.”

Challenges on this project included the out break of Covid-19. “We had to rethink our install methods, splitting manpower into shifts and revising safety procedures in order to keep all staff in a safe working environment,” explained Adam.

“With that said, and with hard work from the Health and Safety and site teams, we still delivered both Cheevers Court and Haliday House in under 17 working months. The entire development eventually ran concurrently, with Halliday being the latter of the two. Kerrigan Mechanical was able to hand over Cheevers Court successfully and without disruption due to each block having an independent basement and plantroom. This meant that the first tenants could move in to a finished block, not a building site.”

High profile Located at the centre of the exclusive Cualanor development on the Upper Glenegeary Road in Dún Laoghaire, this high-profile nZEB project was one of the first of its kind in the area.

Hevac

Hevac supplies advanced products for double nZEB project…

Ireland’s leading commercial plumbing and heating specialist, Hevac, supplied Hamworthy boilers, Jeremias Flue, Wilo, Danfoss HIU’s and pipe and fittings to nZEB Cheevers Court and Haliday House project for mechanical contractor, Kerrigan Mechanical.

The apartments’ entire heating and domestic hot water requirements are catered for in the HIU, with energy consumption monitored to allow each customer to pay for the heat they use in a fair and equitable way.

With a district heating system, as installed in Cheevers Court and Haliday House, there is no need to install gas pipes to each apartment. This removes the risks of gas leaks or explosions and carbon monoxide poisoning. Hot water is heated only when needed, and it heats instantly.

Karl Carrick, Director at Hevac explained, “Whether you just want to wash your hands or run several showers simultaneously, Danfoss HIU’s keep pace with the requirements. Instant DHW means never running out of hot water and, of course, there is no storage cylinder meaning stored hot water never goes to waste and valuable storage space in the apartment is freed up.”

The Hamworthy Wessex Modumax mk3 boilers are high-efficiency, condensing boilers with up to 95% gross seasonal efficiency. The mk3 upgrade has been developed in direct response to the increased use of wider delta T design methodologies in commercial buildings and district heating systems, such as Cheevers Court. Other benefits include lightweight, space-saving design and low water content to enable rapid response to heat demand.

Exclusively available in Ireland from Hevac, the Jeremias DW-ECO flue system is a twin-walled, factory-made, stainless steel chimney system with inner liner in 304 (gas and oil in dry conditions) or inner liner in 316 (solid fuel, biomass and condensing applications), a 25mm rigid rock wool insulation and a 304 outer liner.

Due to its superior design there are no hot spots or thermal bridges between inner and outer liner, allowing the lengths to be cut on site – useful for difficult installations. Hevac also supplied a DWKL CHP flue.

Daikin

Cheevers Court and Haliday House NZEB complex is a great example of how Daikin air-to-water heat pumps can be integrated into district energy systems…

For this project Daikin selected 3 No. Altherma 3 Hydro Split heat pumps for each plant room.
Working closely with Richard McElligot, McElligot Consulting Engineers, Daikin designed a system that used the power produced on site by the CPH’s to run the heat pumps. The heat pumps transfer heat to a larger buffer tank, which is used as the primary energy in the district energy system – ensuring minimum energy usage and very low carbon emissions – with the boilers used only for peak demand.

Once the Daikin Altherma 3 heat pumps were installed and commissioned, the Daikin team worked closely with Kaizen Energy to fine tune the system and configure the units for optimum output and energy usage.

Renewable energy system suppliers Glenergy provided Micro CHP units for the nZEB district heating system at Cheevers Court and Halliday House…

“Using CHP technology in conjunction with heat pumps and gas boilers is a fantastic combination in group heating schemes,” said Glenergy Director, Jonathan Leonard, “but requires careful design to make sure each technology is sized correctly and complies with NZEB requirements.

It is also imperative to ensure each system fits in, so it optimises its contribution to keep running costs low for the operator and the occupants of the building. “We worked closely with the design team in McElligots and Kerrigans to make sure our CHP units worked with the heat pumps and boilers for all the design and operational requirements of the project.”

Sygma Automation provided a building management system that controls the district heating system for the Cheevers Court and Haliday House apartment blocks…

Combined heat and power plant (CHP), heat pumps and boilers are controlled and enabled in sequence to provide residents of Cheevers Court and Haliday House with an effective and energy-efficient heating system. The building operator can log in to the building management systems web server to view and control the mechanical plant. The motor control centre has a local display which also displays the graphics from the web server.

“We used a Siemens BACnet controller in conjunction with a Siemens Desigo Control Point,” explained Sygma Automation MD, Tim Jones. “This facilitates operation and monitoring by allowing access to the plant via the local touch panel, any PC or mobile device – wherever you are located.

“Desigo Control Point is a consistent concept designed to simplify operation and monitoring of heating, ventilation, air conditioning, lighting and shading in small or medium-sized buildings.”
