On the Great Patrick Street student accommodation project, Irwin M&E brings the company’s experience home to complete another large M&E project in Northern Ireland

Irwin M&E enjoyed the opportunity to utilise the company’s experience in student accommodation on a project in Northern Ireland with this work at Great Patrick Street.

The mechanical, electrical and integrated FM specialist has worked on student accommodation projects in Great Britain but Great Patrick Street provided the first opportunity to demonstrate this a little closer to home.

The impressive 474-bedroom student accommodation scheme at 28-30 Great Patrick Street in Belfast is part of an overall investment of £37million in the city. The design and build contract is worth £22million to Gilbert-Ash and the project has been developed by Olympian Homes and operated by Student Roost.

The new student accommodation has been finished to a high standard and, as well as the 474 bedrooms across 11 floors, the facility includes common areas, study rooms, a laundry and a gym. The rooms are in clusters of four to six bedrooms, with each cluster having shared kitchen and living space.

After completing similar projects in Great Britain, it was great to be able to showcase that experience in Northern Ireland and I think it perfectly reflects the high standards that we bring to all our work.”

The focus of the M&E installation at Great Patrick Street Student Accommodation was energy efficiency.

Irwin M&E installed gas-fired boilers for the LTHW and gas- fired hot water heaters for the hot water. The company also installed fan coil units in the communal spaces offering heating and cooling as well as specialist systems such as a car park smoke extract system, BMS and dry riser.

Irwin M&E appointed Caldwell Consulting to work with the company on the design aspect. Chris added, “The co-operation on this venture was superb and meant that it ran smoothly. Everyone pulled in the same direction and it made all the difference, on what was a tight schedule, to get the project completed.”

The extensive pipe insulation at Great Patrick Street Student Accommodation in Belfast was completed by the expert team from Protherm Insulation Services.

The industrial insulation company is an expert in all aspects of thermal and acoustic insulation services and sheet metal cladding and put this expertise on show at this impressive 474-bedroom student accommodation scheme.

“All of us at Protherm where very excited to be a part of this project from the very start,” said Conor Dahou, Director.

“We knew it was going to be a tight schedule with the time frame given to complete the thermal and acoustic insulation works of over 9000m or heating, domestic, soil stacks and RWPs throughout the 420 mechanical risers over 10 storeys. But with our on site team working around the clock we managed just fine! We gained a lot of experience and knowledge throughout this large scale project and are geared up and ready for the next one!”

The company also ensured the energy efficient focus of the project was maintained. Insulation plays a vital part in energy conservation of industrial and commercial premises and Protherm is a specialist in:

Standard Control Systems worked closely with Irwin M&E to deliver a Building Energy Management System by Trend for the new Great Patrick Street Student Accommodation.

With energy efficiency central to the work of Irwin M&E, the inclusion of a reliable BEMS was paramount to keeping energy usage under control.

“A Trend system was installed at Great Patrick Street Student Accommodation that controls the primary heat sources in the building, including the radiators and hot water systems,” explained William Quinn, Director, Standard Controls Systems.

“The system also includes gas, electric and water metering along with control of the ventilation system, providing the building owner with all the necessary information to control and adjust energy usage.

“We also delivered full training for staff on how to operate the system while we will also be responsible for ongoing maintenance. Our systems are designed to meet a complex range of needs yet they are simple to use, and that was the case at Great Patrick Street.”
